What's so special about these opportunities? What makes them intelligent investments?

Most investment opportunities offer either capital growth OR an income. It is rare for an investment to offer both. Most investments that do offer both can be very high risk, often because the investment sector is very volatile or because the level of investment security provided is extremely low.

At White Coral we only introduce our clients to opportunities that we consider to be “Intelligent Investments”. That is, property investments which offer both capital growth AND an income, as well has a high level of risk mitigation.

To be classified as an intelligent investment, all properties must pass our strict screening process, the key criteria outlined below:

Peace of mind

Profitable investments often come with a lot of worry and hassle. Intelligent investments need to offer peace of mind. These property investments offer just that - the wealth of background research and information that is provided gives investors confidence that a decision to invest is sound.

What's more, with an experienced tourism and hotel operator managing everything from marketing the resort, filling the rooms with rent-paying holiday makers, ongoing site maintenance through to on-site five-star service standards, there is no worry for the investor. Capital Growth

Each of the resorts has been carefully located by the developer in areas and countries that are likely to offer capital growth to investors. Each of the locations has a good track record of increasing land prices. Additionally, each property will have added value through the nature of being sited on a luxury resort with all the resort facilities expected of a 5-star hotel. Rental income generated from holiday makers will also support property values as a commercial unit.

Excellent capital growth can also be achieved by investing in a property as early as possible during the development stage - this is because the developer is selling the off-plan properties at between 45% and 70% below the current market value of equivalent built properties! Luxury Quality

All properties must be of five-star and above luxury sector standard. This ensures best build quality and that all rooms, apartments and villas are appointed to the highest standards. The luxury sector is the most resilient even in periods of economic trouble.

This is because luxury properties, particularly those of a commercial nature, tend to retain their value and demand for high quality rental accommodation remains high - preserving the ongoing rental income derived from the property.

Passive Income

Demand for this type of accommodation is likely to continue to be high, occupancy rates already being achieved between 70% and 80%. As each resort offers all year round sunshine at some of the world's most desirable beachfront locations with top class restaurants, celebrity branded sports and leisure facilities, this high demand is likely to continue.

The resulting high rental yields mean projections for return on investment are between 25% and 30%.
